SCHEDULE FOR PLANNING AND DESIGN

The design process is divided into three

stages:

Stage1: Preliminary Design

Stage2: Planning Approval

Stage 3: Building License Approval

 

PRELIMINARY DESIGN

Consultation with clients, exchange of

ideas, formulation of brief.

Site evaluation.

Initial sketch drawings, confirmation

of ideas.

Production of initial drawings outlying

accepted project.

PLANNING APPROVAL

Liaise with councils for confirmation of

specific requirements, e.g.special

limitations in precincts.

Resolution of finishes and materials

to satisfy Planning Department.

Analysis of structural design aspects

by engineer.

Coordination of structural and architectural

requirements and needs.

Preparation of drawings for submission

to council for Planning Approval.

BUILDING LICENSE APPROVAL

Ongoing consultation resolving design in

details, finishes, fittings etc.

Coordination of engineering plans,

including structural, electrical and

hydraulic aspects.

Detailed analysis of structure for energy

efficiency and submission to council.

Production of working drawings with

specifications and details satisfying

the current building Code of

Australia and all relevant codes.

Submission of plans to council for approval

of Building License.

 

FEE SCHEDULE: PLANNING AND DESIGN.

Fees for this service will vary depending on

size and scale of project.

As a basic guide the following applies;

Stage 1: Preliminary Drawings

and Consultation.

Fee Range:  ~ $1% of estimated contract

value.

Stage 2: Planning Approval.

Fee Range: ~$2.0% contract value.

Stage 3: Building License Approval.

Fee Range: ~ $2.5% contract value

 

EXCLUSIONS

The outlined design fees do not include the

following costs which  vary and have to be

considered when planning the construction

 of your home:

Surveying.

Engineering: Civil, Structural, Electrical

and Hydraulic.

Council and State Authority fees.

Water Corporation, Synergy,  Gas Supply.
